What does your client's budget buy?
Enter your client's total budget, the home they're looking at, and its condition. You'll see the estimated construction budget, the renovation level it supports, and whether that level fits the home.
Renovation levels and the condition each one needs
Cosmetic
Paint, light fixtures, plumbing fixtures, and one bathroom.
Excellent means move-in ready, just not the client's style: roof, foundation, electrical, plumbing, and HVAC all in good working order, and a kitchen and bathrooms that work as they are.
Light renovation
Paint, bathrooms, kitchen, some millwork, wallpaper, and fixtures.
Good means structurally sound with a working roof and systems, but dated finishes, kitchen, and bathrooms. No foundation, roof, sewer, or major electrical or plumbing problems, and the floor plan stays as it is.
Full renovation
Floor plan changes, a gut job, everything new.
Poor means the home needs major work: systems, roof, structure, or layout. A full renovation is the only level that covers these.

How the numbers work
The construction budget is what remains of the client's total budget after the purchase price, design fees, and engineering, with a contingency already set aside for what we find behind the walls once demolition starts. Cosmetic projects don't need engineers.
Why home size matters
The renovation levels are set for a typical 1,800–3,000 sq ft home. A smaller home stretches each dollar further, and a larger home needs more for the same scope. Striped results fall between two levels; the final scope is set during the consultation.
Not included
Agent compensation, closing costs, moving and carrying costs, financing costs, and furnishing are outside these numbers.
Planning estimates only
These figures are for early planning and are not a quote or a guarantee of scope. The project scope and budget are confirmed with Mad House during the paid consultation, after we've seen the home.
